Many of the ideas for "Universal Design" in dwellings are based on common sense principles. If we want a dwelling to be used by people of all abilities we should consider the following general recommendations:
-Select wider doorways to accomodate wheelchairs.
-Lever door handles are easier to use than round knobs.
-One story access for eating, bathroom and bedroom makes sense.
-Think "barrier free". Do not use thresholds that are not flush with the floor or step entrances that may be difficult for a wheelchair to ride over or even trip a visually impaired person.
-Hallways should be preferrably 40" or widerfor ease of passage.
-Allow for extra space throughout the dwelling for manuevering a wheelchair.
-Have good color contrast between walls and flooring to help people with poor vision negotiate the layout of the dwelling.
-Use rockerlight switches for lighting to allow for weak hands (consider lighted switches).
-Place rocker swithches near bed and entries at around 40" above ground so most people can find them easily and reach them.
-Install electrical receptacles higher than usual above the floor so they are in easy reach of everyone.
-Have an adequate number of electrical outlets to avoid extension cords.
-Mount easy to use and see thermostats that are about 48" above the floor.
-Install handrails on both sides of stairways for added security and stability.
-Avoid steep stair rises (15° rise is recommended).
-Stair rise should be limited to 7" and each stair should provide 11" of depth for ease of use and stability.
-Make storage spaces within reach of both short and tall people.
-Avoid thick carpeting (over 3/8" thick).
-Use slip resistant flooring, (i.e rough tile and carpet with short, dense pile).
-Locate the laundry on the same floor as the bedroom and bathroom.
-Good lighting everywhere is essential for everyone but especially those with poor vision.
-Use energy efficient windows that are easy to open, close, lock and clean. A crank opener is desirable. Tilt in windows for ease of cleaning also makes sense.
-Use smoke and carbon momoxide alarms that are both audible and visual.
By using Universal Design principles everyone can enjoy your home now and you will be prepared for whatever might happen in the future.
